What is included in my selling fees?

Everything is included other than the cost of an EPC (if you need one) and if you want us to conduct the viewings. Many customers rely on their Local Property Expert and team to manage viewings due to their experience of managing buyers and knowledge of the local housing market. Our viewings service, which covers all viewings for the term of the contract, costs £495 including VAT upfront. Around 60% of our customers choose this option. There are no hidden fees or charges.

What happens if I do not sell my property?

Should your property be on the market longer than expected, we will help you review your options and conduct a full marketing review of your property every 28 days. We look at everything such as all of your previous viewings and feedback, ways to boost your viewings and we will re-evaluate the local market including details of what is selling in the area. If you decided to pay later and your property still hasn’t sold after ten months, you will, at this point, need to pay the total fee but we will still market the property for you until it has sold.

Would I get more money for my property with a high street estate agent?

Luckily, we are a high street Estate Agent, and due to the structure of our services, we can afford to pass on savings to you meaning you can still take control of your sale, you can still achieve a higher than average price with the majority of our customers receiving offers significantly higher than the asking price.

My property is already on the market. Can I use Purple Bricks?

Yes, you can still use Harrisons. You can choose to instruct us straight away and set the date for your marketing to start as the day your current agreement comes to an end. You could also instruct us as an additional agent, subject to the terms of your existing agency agreement.

Do you ever release my personal contact details or information?

No. We will not share any of your personal details and they will not be visible to the other party when you are communicating through us. We do however provide your name and contact number to the opposing party when a viewing is arranged, just in case you need to communicate on the day, before the viewing takes place (unless you are selling/letting and have chosen for Harrisons to take care of your viewings. In these instances, we provide the name and number of the Local Property Expert).

How do I arrange a valuation?

You can arrange a valuation direct with one of our Local Property Experts within a few seconds, direct on our website. Simply click here and follow the on-screen instructions. When Do I have to Pay the £795 fee? Answer: Once you have sent a request to book a valuation, one of our Local property experts will be in touch to arrange for our Valuers to come to the house and run through everything. We will then send you our Terms & Conditions which you can read over and prepare questions in advance for the agent. Once our agent has visited you, they will run through the form and run through the terms of payment and so on. Please note, that on instructing us for a valuation, you are instructing us to market your home. Should you decide to not use Harrisons to market your home following our valuation, there will be a charge of £50 + vat for the initial valuation.

Will pay later impact my credit rating?

No. There will not be an imprint on your credit history.

When do I pay my fees and how do I make payment?

All of our customers the choice not to pay anything at the time when they engage us to sell their property. You can pay later when any of the following occurs, whichever happens first:

 When the property sells and the legal process is complete; If you withdraw your instructions for us to market the property before the end of the agreed period; Ten months from the date when you agree to use our services. How do I arrange my viewings?

When Harrisons receive an enquiry from an interested party, we will talk to the applicant to verify them and confirm that they are a real applicant. We will then refer to our notes on the best days and times suitable for viewings which we would have discussed with you on instruction. The team will then be in touch with you via Phone or Email to confirm one of several appointments to view. Once you have confirmed this, we will send a formal email verification to all parties confirmed the viewing address, time and dates.

How do I cancel viewings?

Easy, to cancel an appoint met simply call us on 01225 375 007 or email us at Sales@harrisonsbath.com <mailto:Sales@harrisonsbath.com> and tell us why, and when you could re-schedule. We require a formal 24 hour notification of the cancellation and would ask that you let us know as soon as you can to avoid losing the applicant from viewing your home entirely.

How do I receive offers?

Simple, if the interested party wishes to put forward an offer, make sure that during the viewing process you have advised them to contact Harrisons to make an offer. We will then field this offer with you and negotiate the best possible deal for your home. As for the paperwork, and verification, we at Harrisons will do everything.
